What if you can't access the street?
We work from public spaces only—footpaths, public parks, and roads. If a street is completely gated or inaccessible, we'll note that in the report and focus on what we can observe from nearby public areas. This is rare, and we'll always communicate any limitations upfront.
Do you talk to neighbours?
No. We only observe from public spaces. We don't knock on doors, approach neighbours, or contact anyone in the area. All our intel comes from public observation, online research, and civic data. This keeps the process discreet and avoids any awkwardness.
Can I use this report to negotiate price?
Yes. Many buyers use our reports to highlight concerns (noise, parking issues, development risks) during price negotiations. The report is yours to use as you see fit. We provide objective observations that can support your case, but we don't provide formal valuations or legal advice.
